Updated : To clarify want to EITHER knock through downstairs bathroom into kitchen OR put on small extension to kitchen Original : Moving cellar steps back to original position, removing downstairs disabled bathroom, putting in small downstairs wc, quoting for both removing internal wall and putting in rsj to open bathroom up into kitchen and for putting single storey extension onto kitchen. Work to commence before Christmas if possible.
Dave was on time to view the job, was enthusiastic and (unlike others) priced our 2 alternatives and helped us decide. Our time schedule was tight; Dave assisted with the architect and building inspector, and worked efficiently. We were pleased with progress so asked Dave to do the rest of the house renovation. His team was friendly and Dave was reliable, easy to contact and quick to remedy problems on site. He agreed a sensible payment schedule and didn't demand money up front. Bedroom is to small, I would like to take down the wall between said bedroom and the small room next to it. It is only a stud wall so not to big a job.

Need an additional RSJ installed to support remaining chimney structure after original builders didn't complete work properly (leaving chimney that's left supported only on one side)

Create open plan kitchen dining area by removal of wall approx 3m width in early 1900 house. Structural engineers advise sought already, and supporting lintel may/may not be required depending on investigation involving removal of area of false ceiling behind existing wall. Wall to be removed does not appear to be supporting as only studwork above. Also, to make good afterward with plaster/skim as necessary.
Excellent job done and very reliable builder. Would recommend him highly to anyone and will be asking him back to do my bathroom. Tricky job which all went smoothly thanks to lee's expertise, hard work and ideas. Think you'll go a long way to find better than this guy and at a realistic price.Peter

Hi,
We would like a quote for the following work;
• Fitting of a wooden loft ladder and door into existing loft access hole. The ladder will need to be slide mounted onto the access door as there is minimal clearance between the access hole and the wall.
• Rewire light fittings and switched in hallway.
• Prep and plaster hallway.
• Fit new stair rail – must be very strong (plastered in?)
• Repair woodwork at base of stairs where doorway has been removed.
• Fix creaking stairs
The property is a 2 bedroom terrace so the hallway is small.

NB: I'll be around from Easter weekend to Fri 13th April.
The kitchen needs refurbishing but I would like to keep costs down, possibly by reusing the units that are already fitted, if possible. Kitchen flooring and wall tiling needs doing, as well as moving the cooker to the other side of the room - possibly fitting a new cooker.
The bathroom needs some flooring fitted.
Decorating in several rooms, stairs and landing - the plaster should be dry enough by now. I have started painting some of the rooms - I haven't done any of the woodwork.
Two hearths have been left exposed where I had gas fires and surrounds removed.
Several internal doors need to be fitted (at least 5, possibly 7).
A couple of holes need patching up in a cornice, a ceiling and a floor where a shower was removed.
An external windowsill needs refacing - a neighbour started this job for my mum but then left it, having chipped a load of it off. Painting of windowsills etc.
A front door needs replacing - I don't want a UPVC one.
Two small garden gates need to be fitted.
If cost-effective, floor sanding and varnishing in 2 rooms and hall.
There may be one or two other minor jobs I can't just think of at the moment.
