Unsold Job, Updated Details : after speaking to the council i do not need regs to do the opening up as the width of the opening will not be altered. however the extension is only single brick so insulation is required and may need planning regs to do this part, any help or advice is welcome. I am flexible on the price for the work. Original : My house was extended in the 70s but the original window and wall is still in place but now as part of the internal features.
I am wanting to remove this window and wall to open up the dining room into the extension.
I need to know if the window and wall below can just be removed or will an rsj have to be installed or will the current one above the window be enough. along with this the extension will need stripping back to the brick work insulating, boarding and plastering.
