Unsold Job, Updated Details : after speaking to the council i do not need regs to do the opening up as the width of the opening will not be altered. however the extension is only single brick so insulation is required and may need planning regs to do this part, any help or advice is welcome. I am flexible on the price for the work. Original : My house was extended in the 70s but the original window and wall is still in place but now as part of the internal features.
I am wanting to remove this window and wall to open up the dining room into the extension.
I need to know if the window and wall below can just be removed or will an rsj have to be installed or will the current one above the window be enough. along with this the extension will need stripping back to the brick work insulating, boarding and plastering.

Projects include, kitchen installation, replace en suite including wc, basin and shower enclosure. Require plumber and electrician. Also require front lawned area to be replaced with block paving to accomodate parking space and access door into garage.
I need one doorway blocking up and a new one knocking through at the other side of the wall. I believe the wall in question is a supporting wall.
Build a single storey extension to rear of property 4 * 3 m, with pitched roof. Removing internal walls and supporting with steel lintels to create a large kitchen/dinner. Add a block internal wall between present lounge/dinning room.
Reposition external drainage and manhole. Carry out all electrical and plumbing work as required.

put plywood all up stairs and level concret floor in lounge, also remove rendering that has come off round front door and replace with new also to lay some slabs in front garden
