Updated : Willing to negotiate budget Original : Small. Remove supposedly screw-on but mysteriously plastered-in wooden mantel/fire surround of B&Q type. Remove tiles (on board). Possibly clear space behind to install new fire.
Very pleased on all counts. Specially appreciate the realistic charge and the lack of mess. Novel to find someone who actually wants to work!

Would like to extend full width of house at rear and redesign the kitchen/dining room as a kitchen / diner / utility space. Have a steep garden at back rising up in 4 levels so some garden work also required to relocate steps. Important to increase light in the extension (wall which holds garden will be close to extension) and visibility from kitchen to garden. Need an imaginative eye to advise on best layout for full job which includes garden kitchen diner and utility!! Have other people available to put in the kitchen. House is used by family of 4, including pre-school children, and also by 2 teenagers twice a week. Space, functionality, light and safety are all important!
