I'm planning to buy a house in East Devon. The same couple have been in it for 40 years, so there are various things I need to get done (or at least get a quote on) to make it work for me and my family, budget permitting. The main things are:
1) About ten years ago it had a single storey, pitched roof extension at the back, around 17ftx12ft. It was deliberately built with foundations strong enough to take another storey in future. So I'd like to get a quote for taking the existing extension up to two proper storeys.
2) The loft space of the extension is partially converted and is accessible from the second storey of the main house. It has a floor, gable window, insulation and electrics. In case it turns out too expensive to build-up the full extension to two storeys as per point 1 above, I’d like to get a quote on putting a large dormer or two smaller dormers (not flat roof if poss) on the loft space to make it into a more usable space (I’m thinking a kids bedroom or two).
3) There is no upstairs bathroom in the house, although there is an upstairs toilet at the rear, accessed from the landing, next to the largest bedroom (18ft 9 x 10ft 10). The plan is to take some space from the bedroom and knock it through into the toilet to make a proper bathroom, accessed from the landing. However, as it currently stands, head height in the bathroom would be restricted. So the idea is to put a dormer in to open up the new bathroom a little more (as well as doing the knock-through, etc).
4) The kitchen (18ft 8 x 10ft 1) hasn’t been touched for decades. It only has one fairly small square window (2.5ft x 2.5ft approx) in the back wall. That’s because in the corner of that same wall is separate larder, which has the other small window in the back wall. I’d like to get this all knocked through into one larger kitchen, with one large window rather than two small ones. And then get a mid-range kitchen fitted
5) The house needs central heating installing.
6) It will probably need re-wiring too, but haven’t had a proper survey.
So, quite a bit! I’m going to be at the house on the afternoon of Wednesday 13 March, so if anyone is interested it’d be great if they could come and have a look and then provide the relevant quotes.
