There is a single storey/flat roof extension to the back of the property that would need to be demolished first.
The idea is to have an 'L' shaped extension around the house extending into the driveway and around the back of the house. There would be a new kitchen/diner in the rear extension and a small toilet/bathroom and bedroom to the side extension.
The dimensions to the side of the house would be approx 6m x 2.5m. The extension to the back of the house would be approx 5m x 3m. The construction materials should be brick and the roof should be pitched.
There are a number of drains which should be moved and pipes which would need replaced.

The job will entail the following:
Removal of Edwardian style timber framed double glazed conservatory off of an existing brick base with 600mm dwarf wall.
Remedial brick work to base, step and old kitchen door requires bricking up.
Internal walls require insulting and plaster boards, new electrical fittings.
Suspended floor requires removal, replacing with new floorboards and under floor insulation.
Lead flashing needs replacing.
Some gutter work required for redirection of existing pipework.
Construction of a new Edwardian style white upvc conservatory with glass roof, 4 x top openers and 1 set of French doors. Chrome/Silver finishings, and lighting installation required. Conservatory dimensions: width 3350mm projection 3600mm.
