Removal of chimney breast from upstairs room and loft space. Will need hatch created for loft space access and make good/re-render wall following removal of chimney. Make good hole in ceiling in downstairs room.

Relocate kitchen - currently recessed into adjoining room to form lounge/diner. The job would involve removing the kitchen and rebricking the entrace (6x6ft) and making good in both rooms. The adjoining room needs skimming. The new kitchen area is to the rear of the house and is the original space so already plumbed and boiler there. The space would require removal of a stud wall, making good the floor (wooden floor boards need some attention/strengthening)and skimming of the walls. Some small electrical work required -extra sockets and possibly extension of heavy duty cabling for electric hob/oven. Also I am considering knocking through to an ajoining storage space - either completely or with an arch (to create a pantry space) - i suspect this wall to be load bearing so feasibilty and cost may determine if this is possible. Installation of a new kitchen. Tiling of floor.
