Rooms to be refurbished to a modern design, but based on the existing plan (no need for new plans - this is renovation rather than reconfiguration). REQUIREMENTS
The damage has not occurred as a result of recent or progressive subsidence or equally the operation of an alternative insured event.
Given the localised nature of the damage, there is no need to rebuild the section of the chimney stack. Generally, we would recommend the raking out and re-pointing of the section of the chimney stacks and branches within the roof space using a soft sand and cement mortar along with carefully taking out and resetting the dislodged bricks to the right hand branch. As a precautionary measure, it would also be beneficial to incorporate reinforcement by way of helibars or similar within the joints of the corbelled branches at approximately every fourth course.
In view that the damage has not occurred as a result of an insured event, regrettably insurers can not be of any financial assistance towards the cost of repairs on this occasion.

Historic minor vertical cracking beneath the front first floor bedroom window, consistent with historic thermal movement. The crack should be raked out, cleaned down and re-pointed using a soft sand and cement mortar during routine maintenance.
NOTE: Structural Survey Engineer stated in his opinion This should not exceed the excess of the policy (£1050) as it is 1-1.5 days work, and not much in terms of materials (Helibars, pointing material and a few new bricks).
