Downstairs dining room requires old serving hatch and door blocked up and existing double glazed doors in dining room leading into kitchen re-moved and wooden frame and doors put in. also require both front-room and dining-room ceilings and all walls re-plastered along with a radiator moved.

Opening to extension would need to be approx 3m wide and may require a steel, note how you've quoted pls. The space would need 3 velux roof lights and 3m bifold doors onto garden. I'd have a kitchen at the same end as the old kitchen so plumbing and electrics would need to be run a short distance for a new kitchen but I can fit the units and plumb in appliances myself. Roof to be pitched with interlocking tiles - if possible pls quote with a flat roof with rubber as an alternative. Timeframe is also key, you will be working on an empty house. Thanks
