I am starting a dog grooming business and need suitable space which would be to the side of my house. I need advice of the cheapest and quickest option as I need it ready to be operational in April. The area to the side of my house is 4m x 5m and is withing permitted building without needing permission. I have had plans drawn up by an architect but not yet had building regs done as I am not sure whether to have a brick built extension or buy a log cabin that would not be attached to the house and would not need building regs. I am interested in extending my detached house to the side with a 2-story extension consisting of a playroom space downstairs and a bedroom with ensuite upstairs. Approx size is 6m * 5m and to a pitched roof style (with dorma window). I am interesting in engaging with a local builder who can help in the planning and specification, permissions and regulations, all foundation works, all timber frame and brick cladding construction and all windows, doors and roofing. I would probably want to involve myself with some of the activities, in particular 1st and 2nd fix electrics and AV wiring, plumbing and all finishing works - perhaps even some labouring ! It goes without saying that I am on a budget (isn't everyone?), so I am interested in innovative methods that can control costs (timber frames? Pile foundations? House Deck? Etc)
