We want to replace the current conservatory with a single storey extension in the footprint (approx. 3.5 x 4m). This work should include all the electrics, plastering, heating etc. Due to the size and elevation of the proposal it has been suggested that a hipped roof would be most suitable. We don't need planning permission as it can be done under the permitted development. We don't have drawings done as yet but will be getting these done in the next few weeks.
We also want to knock down an internal wall between the dining room and kitchen to create a large open plan room. We will be replacing the kitchen at the same time so would be interested in a quote to refit this too.
I am looking to put extend two existing walls to create another room on the ground level in my house. Foundation will need digging and pouring and brick work to first level with a flat roof. Should allow for one window and cutting existing wall to create internal access door. Planning permission has been granted. Ideally I would like you to take it to a finished state, less paint internal and out, however I am flexible depending on price.

Unsold Job, Updated Details : No structural work required, only repair. The main part of the cellar is l3' x ll'. There is a smaller area leading off the main cellar measuring l6' x 4', and the stairwell leading from that. The brickwork is sound. My price is a stab in the dark but we are open to negotiation.
