Clock House, BR3

Under £30,000
Single storey extension - 3 x 5 metres approx, at the rear of our terraced house to increase and improve the floor space in our dining kitchen. There is already a conservatory in place so we may not need planning permission.
Alpha Building Services have just completed building our rear extension. We are thrilled with the results. Paul and his team were always on time, professional and flexible in their approach. Their work is of a very high standard and the finish on our extension is excellent. I wouldn't hesitate to recommend them.

I'm not sure
internal supporting wall connecting kitchen to dining room to be removed and making good.
From the first moment Martyn was enthusiastic and really wanted to do the job. This passion was easily above anything that the other two quotes (both from older tradesman incidentally) gave us, so for this reason we recruited Martyn. The price was fair and reasonable (not the lowest - which obviously doesn't always equal the best - but not the highest either) for what was a sizeable job. Certainly it's the biggest job we'll take on in our home and the difference that we've achieved is dramatic. Taking the connecting kitchen/dining room wall down has opened up a proper live-able space and let the light from the garden flood in. So well worth it. Martyn was punctual, turning up every day at 7.30am and friendly. This put us at ease and it was the first time we've trusted anyone with our door key, which was of course fine with Martyn. He also had lots of ideas about the job and it was easy to bounce our ideas off of him. Martyn also dealt with the Council and Surveyor (2 hidden costs that anyone taking down a supporting wall should note) and always kept us regularly informed of developments. The high quality of Martyn's plastering stands out, though this job also involved removing the wall, supporting the ceiling with more than adequate number of acros while the wall was removed, tying an RSJ and lintel into the walls/regulation piers, screeding the floor, dealing with some basic plumbing and electrics etc. Perhaps Martyn might have finished slightly earlier but this was no bad thing as it indicated to me he wanted to do a good job and there were, after all, a couple of unexpected hurdles he did have to deal with. Martyn made an effort to clean up afterwards too and although we don't anticipate removing any more walls anytime soon, we'd certainly look to employ him again if we do, or if we have any other building/plastering needs. Two rooms involved kitchen and dining room. Combined measurement of both are 264 inches by 155 inches. Downstairs toilet is to go at the end of the hallway. Priority is to get the dining room made open plan which will involve bricking up one door and adding a window as well as knocking down the internal wall. Would like to get the shell built for downstairs toilet and add bi folding doors. But these can come at a later stage if not within budget.
All of the work was carried out to a very high standard, the builders were clean and tidy and turned up when they said they would so could not fault them for reliability. In terms of cost, Alpha Building Services were very competitive as well. Communication was good and I could always get hold of the at least one of the builders. In summary, I was very happy with Alpha, I would recommend them to others and intend to use them myself again in future.

We would like to extend the downstairs area of our 1930s house. Firstly you need to know it was underpinned in the 1980s- which maybe complicate things? So the work we would like to have done is: 1- put back the wall between the front and back rooms. 2- knock out the wall between the kitchen and back room. 3- then extend the back of the house onto the patio- approx an extra 4 metres deep. This will provide one small front room and a larger kitchen dinner. 4. We also would like a small downstairs loo put in, probably along the right hand side of the house extensing the length of the kitchen dinner from front to back. It could be narrow and long- we could put the washing machine in there. The current toilet waste pipe comes down from upstairs to an outlet by the patio doors- so I guess some of that would have to be moved. 5. We would like a new kitched fitted, with probably an island for storage or even with the cooker in it. We would like a gas hob- so gas pipes would have to be created. We have a gas fire we don't use so maybe something creative could be done there. 6. On the extensions we would like french doors or small bifold doors and steps made onto the other patio. 7. In the roof of the extension we would like some velux windows to add extra light. I'm sure you have seen many extensions like this done. We would like a quote for the building work. We will probably need to notify the council of the work but I think it's under the planning permission size requirements. We would also need to get some plans drawn up by a structural architect.

We would like to convert our loft in our 1920's 3 bed terraced house. We'd like to create a double bedroom with a large dormer with double doors opening on to a Juliet balcony overlooking the back garden. We would also like to add an ensuite bathroom with a velux window (opening to the back of the house) We'd like 2 velux windows at the front of the conversion, one large one to add light to the bedroom and one smaller one to add light to the stairway and landing area. We'd need a staircase to be built and this may require modifying the door of the box room in order to achieve a wide enough turning circle from the landing. Plans will be needed. I would also like fitted wardrobes built into the bedroom and doors put in to the Eve's to enable us to easily access storage space. Our hot water tank is currently stored in the loft so this would need to be taken in to account.
