Archway will need to be filled with studded wall plus entrance door. 3) Extra radiator, lighting and sockets to new split bedroom at 1).
A very good job completed in line with requirements and to an excellent quality standard. We will definately consider using dg joinery again.

I know this is a really small job but we need a catflap put in through the external wall of our utility room - the wall is 12 inches thick and we need a cat flap on each end with a tunnel in the middle - we would welcome a quote!

I would like a single storey rear extension (approx. 4m x 6m) built on to the house that I am buying, in order to create two new rooms. I've drawn up a floor plan showing my ideas, obviously these will need to be checked, but I am going on advice from a colleague who is a Civil Engineer. Details of the job are as below: * Careful removal of current UPVC conservatory and re-erecting at the rear of new extension. * A double bedroom with an en-suite shower only. No toilet or sink required as a cloak room is nearby. * A walk-through lounge area which will require the external wall knocking down (I'm 95% sure that this is a non-load bearing wall). * Removal and bricking up of two medium sized UPVC and wooden windows to fill in wall. * One medium sized window to be re-fitted (by re-using the removed window as above) * Re-fitting double wooden French doors (removed when knocking down wall as above) in between through-lounge and conservatory * 'Shed' style roof The current owners have agreed to let me draw up plans and submit an application for planning permission immediately, as it could take longer and face difficulties due to the house being in a conservation area. I would like the building to commence as soon as the house completes in late early-mid March. Plans had already been approved in 1998 to build a first floor rear extension, and so a conservatory (3.47m x 2.87m) was built. I'm hoping this is an indication that the conservation area won't be too much of a headache. If you would like to see my proposed floor plan to make sense of what I've explained above, please let me know. I am looking for a builder with architectural services to confirm my floor plan and assistance with planning. I am confident about what to expect for planning and building regulation costs, however I would like confirmation of approximate building costs. This would be useful in any responses. I look forward working with one of you on my project!
