A few bricks have moved from the chimney (including TV aerial on one brick), could the bricks be put back and the chimney be checked for any other loose bricks.

move 1 window (approx 1 ft wide by 3ft high) from 1 side of the room to another. Obviously add lintel. Rebrick the odd window hold on the exterior and make good the wall on the interior.

A leak caused the plasterboard on the ceiling in the kitchen to fall down. Underneath the plasterboard are slats which are still in place. I am hoping to either simply replace the plasterboard or to remove the slats and bolt the plasterboard directly to the joists.

We are modernising a 1926 semi detached house. It is in really good condition as we had a full structural survey carried out which came back faultless.
All the work we require is at the back of the property. There is a small chimney stack which goes through the bathroom next to the water cylinder and continues down into the morning room below, this then forms a partition wall between the now morning room and kitchen. We want to knock this through to make one kitchen. There is also an outside toilet which takes up the corner of the kitchen jutting into the space, this is to be removed and the back kitchen window centralised. At present there is a large square bay window at the side of the house attached to the morning room which stops access down the side of the house for a car, this bay is to be removed so the window is flush with the side wall.The kitchen floor is concreted but is uneven this may just be quarry tiles or it may need digging up and resurfacing. The morning room floor is boarded. When the structural work is finished we require a kitchen and bathroom to be fully fitted.
1. Remove stack and water cylinder from the corner of the bathroom and remove stack from the morning room below. Fit out the bathroom.
2. Remove large bay window in the morning room fit RSJ and replace with a window flush to the outer walls with a higher sill height (to allow access to cars down the side of the house).
3. Remove the wall between the morning room and Kitchen fit RSJ's. Replace the concrete kitchen floor which is uneven. Fit insulation & tubing for underfloor heating and screed throughout. Fit Kitchen.
4. Remove the outside Toilet and give the space back to the new kitchen area, centralise the window at the end of the new kitchen.
