Hi, We are looking for a team of tradesmen to put the finishing touches to our house that has been renovated. The house is in NW10 (Dollis Hill area). We are looking for a team to start as soon as possible once we've agreed a price. This is the list of tasks for the job: **Study room (3rd bedroom rear)** - connect 4 spotlights (electric wires and holes are ready) / install flush light switch - improve paint finish around window - move slightly 1 x socket (2cm to right) and finish/paint around it - finish assembling the wardrobe (doors only) and install MDF panels around wardrobe (finish in grey paint - farrow and ball leyland equivalent lamp room grey) - fit final moldings to door and final finish/coat of paint (as required in strong white) **Main bedroom** - move ceiling light to the centre of ceiling (centered to fireplace centre) - install fireplace and connect gas - wire 6 double sockets and run remainder of cable for wiring 1 TV antenna socket - chase for 1 x double socket and TV aerial above fireplace - skimming 1 full wall and 1 x 1/2 wall - rewire light switch/move to other side of door - filling, sanding and finishing all walls and wood ready to pain - install 2 x fuse switches for electric floor and mirror in bathroom - decorate walls and ceiling - add picture rail - fit final moldings to door and fill/sand/paint door **Hallway upstairs** - prepare and decorate walls and ceiling - Connect the switch for 2 gang light upstairs/downstairs - drill hole/run wire for 1 x pendant light in suitable location next to joist (wiring already in loft) - replace 1 balustrade and final coat paint - varnish handrail in dark paint - straighten single electric socket on landing and replace with flush unit **Hallway downstairs** - fix broken/creaking step - fix ceiling and skim over - build cabinet under staircase in MDF (double door opening at front and 3 shelves inside) - install and connect 2 spotlights (wiring all in situ), delete middle hole/spotlight (1 too many) - add dado rail and skirting boards where missing - sand and finish walls and ceilings - install moldings and paint bathroom door - finish wiring for x 2 double sockets, install 3 gang dimmer unit (wires in situ) - prepare/level floor with concrete and install insulation boards ready to receive final tiles - lay original mosaic tiles. **Kitchen area** - fix small hole in ceiling - hang/slight repairs to 2 doors and sand/finish + paint - explore how to finish base of RSJ (no quote needed - just to discuss) **Living room** - sand and paint around the windows - cut right hand picture rail to match left hand picture rail finish to windows - hang/slight repairs to door and paint

Structure design already done by structure engineer, and therefore I need good builder to do this job. 1) Demolish kitchen chimney inside of house in ground floor and first floor 2) Gas boiler replacement to new combi boiler, and locate loft space(currently gas boiler located inside kitchen chimney. He removed my chimney, load bearing walls in the living room and kitchen, and also all decoration incl plaster and paint. He also installed french door and window. Old metal garage occupies half the length of side of the house. This to be removed. A new brick extension to be built along the full length of the house. The front part where the old garage was will be a workshop with a toilet. The rear part will be a kitchen extension with a conservatory roof (to be supplied by Everest). The existing porch must be demolished and replaced by a part brick, part glass porch. Stone floor throughout. In addition, the front garden needs to be completely re-paved and new low boundary walls built. At the back of the house, the patio area needs to be re-laid. We would be looking for a lot of advice to help decide how exactly it should be constructed. The house also needs some small internal works to be done, especially to control damp and improve insulation.
