Updated : this job has been reported to my insurance company who are wanting the quote. I cannot fix a price as I have no idea of the amount of damage and how much it would cost. They are after 3 sensible quotes and the work to commence as soon as possible.This could be a big job but I need someone to come and do a site visit to determine this. Original : have bad water damage on an internal bedroom wall, water is now coming through the wall when in rains from beneath the dado rail. Need someone to come and look at it give me an idea of what is causing it and then how much it would be to fix it. this needs to be done asap before anymore damage is caused.
never bothered to get back to me with any quote or even have the curtiosy to ring to say he never wanted the job after seeing it.

Th following needs to be done: Knock out supporting wall separating living room and dining room; Insert metal beam; Insert light fittings on the ceiling; Close off living room doorway and insert wall; Plastering: skim all walls and ceiling and square off each fire place and front window area; Change light switches and powerpoints; Insert flooring hallway and living room.
Brian is one of the most decent tradesmen I have met. He is reliable, friendly, returns calls, turns up when he says he will and cleans up after each day. I would definitely use his services again without any hesitation. The wall removal, steel work and plastering all went as planned. As a bonus to us Brian went the extra mile by skimming the entrance ceilings inserting downlights and switches for no extra charge (as it was not part of the original agreement). He was more than happy to change things to my satisfaction without any hesitation when I was not happy with a few things. The flooring (with beading) was the only hurdle in the service which caused the job to over run but to Brian's credit he came back on a spare day of my choice and he fixed the issues. The plastering, electrics, skirting boards, and steel work was 5 star quality. Overall Brian was great and he will always do his best for his customer.

I have a small victorian terrace house and want work done on 3 rooms 1. Bedroom . I want a small toilet & sink installed (approx 4 ft x 3 ft 6') in a bedroom 11 ft x 5. It could fitted straight onto the side wall of the room (5ft) allowing the waste to leave directly out to where the garden is. However, that may mean we have to use the existing door as an entrance to the toilet , so another entrance will have to be made to the bedroom. I also want the existing floors sanded or if easier wooden flooring down. Plus some old cupboards taken down and room painted. In addition, I have a boiler in this room which I want removed and a new one put in the downstairs bathroom. 2. The ground floor bathroom This is currently small single storey building off the kitchen, typical of the Victorian houses There is a small section before you reach the bathroom, which I use for my washing machine (3ft 8 x 6ft 6). and has a door out to the garden. I would like the door bricked up and a new boiler put there . I would then like the the partition walls (very light and filmsy) taken down and the whole small building used as a bathroom. ( the existing bathroom is 6ft x 6ft 6, but with the extra 3 ft 8 it would be 9 ft 8 x 6 ft). I will need a new bathroom suit, nothing too fancy just white with a shower in a bath . The floor will need tiling and so will the walls.. 3. the kitchen (11 ft x 10 ft 7) I would like a new kitchen , cupboards , oven etc across the l0ft wall. A belfast sink to be installed on the other wall close to waste pipes etc. I will need new flooring and I want french windows or large door out onto the garden where the current window is . Finally I would like a few floorboards put into the loft and metal ladders up to it so I can use it for storage Timing: I am flexible on start date
