The back of the house is on a steep gradient giving space for the ability to have a basement extension (not under the house, but behind it, within the garden). the back of the house is beneath ground level by about a meter. what we are thinking of doing is digging another meter or so and creating a basement of size 3meters by 5 meters that included a storage room and a bathroom. above this extension we want to have a ground floor extension (3m by 5m) which encloses a staircase to the basement, and an outside metal staircase from the first floor extension to the garden. i have some rough autocad sketches of this to make it clearer.
the work needed is for the whole extension. the plans are being drawn and will go to the council soon for approval. so the extension work may start in three to four weeks time. however we also have some simple decorative work throughout the house - painting, lighting etc, which can be done in the time being.
i need a price quote for the work and a time scale. if you are also interested in the decorative works then i am free on Saturday and Sunday for you to come and have a look at it and give me an estimate for that.
