Extension is to rear of 2 storey house, planning permission granted already. Extension is on to raised patio. Require 2 rooms with upper room being self contained bedroom, access through lower sun room. Bedroom will have sink and WC. Working to a budget (no more than £25K).

House is a mid terraced brick property dating from around 1890.
Previous house owners had an opening in the wall between the living room and dining room. We believe there were double french doors in the space which they took out and covered with stud wall before we bought the property. I recently removed part of the stud wall on one side (approximately 3ft by 5ft) to see if we could just take off the plaster and put new french/folding doors in, but its not as simple as that. The old doorway (floor to what looks like the old door frame) is 73" which is an awkward small size. Above the old door frame is a 6" wooden joist and above this is brick. The space is roughly 5' in width and from the sound when I knock the wall, the joist is 6' in width (ie its not a full joist but more like a lintel over the door frame).
I would like a quote for
1. Move joist up and install a normal height door frame in the 5' space followed by installing folding doors and neating up the surrounding plaster.
or if this is too expensive
2. Repairing the wall with plasterboard and plaster to make it look like it used to. Hole is approximately 3'x5'.

Job was reopening the doorway between the living and dining room which was plastered over by previous owners, raising the height of the doorway and installing a new joist and finally plastering the wall.Paul
Remove and replace alcove fixed cupboard with a low level built up shelf with plinth, replaster where needed to make good, add skirting and electrical extension wire points and aerial point.
