Extension is to rear of 2 storey house, planning permission granted already. Extension is on to raised patio. Require 2 rooms with upper room being self contained bedroom, access through lower sun room. Bedroom will have sink and WC. Working to a budget (no more than £25K).

we would like to remove an internal stud wall from ceiling to counter top in kitchen and reposition light switch and cooker point. removing door and frame and make tidy any edges and plastering.

House is a mid terraced brick property dating from around 1890.
Previous house owners had an opening in the wall between the living room and dining room. We believe there were double french doors in the space which they took out and covered with stud wall before we bought the property. I recently removed part of the stud wall on one side (approximately 3ft by 5ft) to see if we could just take off the plaster and put new french/folding doors in, but its not as simple as that. The old doorway (floor to what looks like the old door frame) is 73" which is an awkward small size. Above the old door frame is a 6" wooden joist and above this is brick. The space is roughly 5' in width and from the sound when I knock the wall, the joist is 6' in width (ie its not a full joist but more like a lintel over the door frame).
I would like a quote for
1. Move joist up and install a normal height door frame in the 5' space followed by installing folding doors and neating up the surrounding plaster.
or if this is too expensive
2. Repairing the wall with plasterboard and plaster to make it look like it used to. Hole is approximately 3'x5'.

I currently have a small kitchen extension coming off my dining room, this has a sloping roof, I m considering moving my kichen into the dining room raising the sloping roof and changing the current kitchen to the dining room. Ths could involve removing a wall to make it open plan. There ar no plans in place at present.

Unsold Job, Updated Details : Internal door to lounge would like to be boarded up ideally with plasterboard and door entraves removed so it just forms part of the wall. Also looking for the current fire to be removed, the fireplace blocked up and sealed. Original : We would like an interal door blocking up but sill looking aesthetically pleasing and fireplace blocked with a new fire fitted on the wall.

I have a single garage that i would like converting into a office space with bathroom. The garage is water tite and has no damp and allready has two windows.

Like many similar properties I have a traditional outbuilding connected (built 1909) to the rear of my property. I'd like an internal door created so we can enter the outbuilding from within the main property (dining room) to become an home office.
The building currently homes a combi boiler, sink and exposed (heating) water pipes. It also has it's own window and external door which would need replacing.
The room will need to be insulated, plastered and all pipes encased. The floor will need to be resurfaced and I'd like ceiling replaced.
Outbuilding size: approx 10ft x 6ft
2ft drop from main property (single step down may be required from new internal door).
