Bathroom leak has damaged the bathroom floor and joinsts and the ceiling in the kitchen below. This is a insurance claim job. and should include all work to put the property back to normal.

Aim to rent out property. Needs basic small kitchen fitting and tiling, basic white bathroom, removal of rough texture on walls and tiling , 2 toilets fitting. Painting 3 beds.,kitchen/diner, living room, 2 toilets, hall, stairs and landing. Removal of carpets in beds. , hall stairs , landing and living room ready for recarpetting,
This rating is for the decorating and kitchen fitting. The plumbing will have to be rated later when the bathroom has been done.

Want to give porch a new lease of life but are not too sure if this will just require structural work on the existing structure or a new build required. There are several leaks in the roof, it is suspected that the felt has been damaged from the window cleaner standing on it. The cill at the bottom has rotted. Slight rot has also set into the middle cill and the paint work all over requires redoing. The door is in a solid state and would not need to be replaced and could be reused.
