Updated : We would like a quote for the costings of plans to be drawn up and then the cost of knocking down the kitchen wall, installing the rsj and building a stud partition wall . The measurments for the wall to come down are: height 2m 36 and length 2m 77 approx. The length of the wall to be built accross our dining room is 2m 66. Original : We would like to knock down our kitchen wall to extend into dining room and re-instate the door into the kitchen from our hall. A new fitted kitchen will then be needed to be installed. We understand due to 'builiding regs' plans need to be drawn up first as the wall is 'load bearing' so 'rsj' required.
Did a good job when he turned up and gave good practical advise. But never knew when that was going to be.Did'nt give any explanations as too why either. Not very reliable at all. What he told us was going to be a 3 week job turned into a 8 long weeks of mess and frustration. peter
Updated : Chimney is a shared chimney as property is a semi detached. the rendering on the outside of the chimney has broke away due to weather and is showing the brickwork underneath. its possible that the area exposed can be repaired to last a little longer. i will not be supplying materials as i would not know what to supply. as for the roof tile that needs replacing. half the tile is still on the roof and the other that broke off has been broken when landing on the floor so a whole signle roof tile needs replacing. the tile is situated on the rear roof nearest the middle. not near the top or sides. again roof tile will need to be supplied by repairer. Original : have a semi detached house, chimney needs rerendering/covering as the brick work is showing underneath. also "mesh" placed on top of chimney pots to prevent birds etc nesting. i am after a quote.

We need to create a bedroom from a 'through room' so require stud wall to create a corridor, moving radiators, new radiators, electrics and possibly changing or adapting door frames and fitting brace and ledge doors . Would like it plastered and potentially painted. Deadline is end of may for completion of work.
