Remove bay roof down to window level and insert 3 concrete lintels. Rebuild roof including concrete mouldings. Rebuild chimneybreast in dining room. Remove steel H beam in room above. Remove and dispose one cast iron soil stack. Remove and replace plastic guttering, downpipes and soilpipes. Hack off all render at rear of property and re-render with natural hydraulic lime based render. Replace corrugated roof with external grade plywood and bitumen.

Unsold lead, updated details: I have no idea what a realistic budget for this job is, so would welcome quotations that may exceed the budget I have indicated. If I can get a few quotations in then I will have a more realistic understanding of what I can do with my budget. For example, the 3 different parts of the job (sunroom, video wall, bathroom tile repair, could be quoted for separately. Original: I have a conservatory/sunroom with polycarbonate roof. I want to put in a false celing (with recessed spotlights) and roofslates to blend in with the rest of the roof. The sunroom is approx 2.1m X 2.5m.
In the same room I want to re-tile a raised hearth, conceal the existing fireplace (which is basically just a hole with a chrome surround) and make a video wall for a large tv with trunking etc to conceal connection cables to TV and digital tv box, and bracket for TV support.
Finally, I have a small one-off repair, which is to fix a shower bracket which has been fitted upside down. This will involve removing two existing tiles (I have replacements) and a small area of silver tile trim, and may involve taking the shower fitting off the wall.
