I require two brick and stone fireplaces and surrounds to be removed and the surrounding walls plastered/skimmed. Fireplace 1 is constructed of sandstone, is approx 3ft high x 12ft long. Fireplace 2 is constructed of brick, is 10ft high x 15ft long.
A representative of Northeast Building and Maintenance came out to view the job the same day it was posted. After a short discussion, the representative advised me that he would return with an electrician in a few days. Todate, no quote/offer has been made and nobody from Northeast Building and Maintenance has come back to me. I can't rate the quality or value because nothing has been done, however, their reliability is poor.

A job well done! I'm very happy with the services received. The job was quoted promptly and completed within the allocated time slot (quoted and completed in less than a week) with friendly and reliable staff who always arrived at the time specified and with smiles on their faces. The price for job was competitive and within my budget - and the company owner was always available to speak to me, answer any queries and was on site regularly. Thanks guys - would definately use you again!

We require a builder to undertake three projects. There may well be other projects but these three are the most pressing for the moment. Subject to these three projects being completed to the satisfaction of the owner, the owner will ensure that all other future projects are offered firstly to the successful builder for quotation. Payment terms will be agreed with the owner from the outset/award/acceptance of quotations and will be based upon successful completion of milestones. The property is a stone built Grade II listed building in the Houghton le Spring area. PROJECT 1 The property has a laundry room of approximately 3x4 metres square which has a stone floor upon which a wooden floor has been laid in the past. The room suffers from dampness and as such the wooden floor has rotted and fallen through in places. The project is to replace the wooden floor, its joists, remove two old kitchen units/tops and replace these with new kitchen units and work surfaces. A washing machine and tumble dryer will need to be removed from the room and new units (bought by the property owner) may need to be plumbed in and connected to the waste. Some/all of the walls within this room suffer from dampness and are in need of attention to remove/reduce the effect of dampness and present newly plastered or dry-lined walls. The new floor, and its joists, is to be installed in such a manner as to stop dampness, rising from the existing stone flags, causing future damage to the floor. The floor and its joists are to be treated to prevent possible dampness causing further damage and to extend the life of the new floor. The new floor is to be covered with a non-slip waterproof flooring material. Skirting boards are to be fitted where appropriate. The room has recently been rewired. An extractor fan in the room was not reconnected during the rewiring and is to be connected to the mains so that, when the ceiling light is switched on, the fan runs and or a new fan unit should be provided and installed. The room and ceiling is to be painted to a colour specified by the owner. All waste material is to be removed and disposed of. PROJECT 2 The property had its entire roof replaced 8 years ago. Recently rain has started to enter the property in two areas with the result that the ceilings in two rooms have partially collapsed. Upon examination it is apparent that a chimney stack is in need of restoration work to remove/replace loose cement pointing. Furthermore it is suspected that the cemented join between the roof and adjacent brickwork is allowing rain to enter the property. The project is to repair the cement pointing within the chimney stack and to re-waterproof the join between the roof and the brickwork. The stonework parallel/adjacent to the chimney stack is in need of pointing. There may be a sub-project to repair/replace the ceilings in the two rooms which have been damaged by the ingress of rainwater and separate quotations for this will be sought from the successful bidder. Furthermore one of these rooms will need two single glazed wooden replacement windows and window sills to be quoted for. The windows open inwards on hinges and have two panes of glass in each. Listed building status requires the new windows to match the style and materials of the previous units. Access to the chimney stack will be via the owner’s property and the property next door. The owner is in discussion with the adjacent property owner to arrange access. All waste material is to be removed and disposed of. It is especially important that the adjacent property owner is not inconvenienced in any way and that any damage, accidental or otherwise, to their land or property is made good to their satisfaction. Insurance guarantees/indemnity cover will be required in this respect, and relevant payment milestones will be contingent upon the satisfaction of the owner of the adjacent property in this respect. PROJECT 3 The property has a single thickness brick garden wall which is approximately 4 metres long by .5 metre high. It is a single layer of brick holding back a soil garden. This wall has moved and is now in a state of imminent collapse. It is required that the wall be demolished and re-built in a reasonable manner as to ensure no further collapse. All waste material is to be removed and disposed of.
