Hi, i am after someone to board out my Daughters loft, this is just for storage of boxes, she would also like a light, she does not want a loft ladder. The house is a new build so is well insulated. Timing: I am flexible on start date

I want the loft boarded out for storage space including a wider hatch and some ladders.

Construction of Kitchen extension, knocking through to original kitchen. Removal of old kitchen units, replacing ceiling in original kitchen, skimming of walls in old kitchen and fitting of radiator. Drawings ready, planning not required as small extention.

Require a doorway putting in from the house hallway direct in to the garage. Save from going outside to access form the main door. We might want to modify the garage and split the garage in 2 halfs with a partition wall. Depending on costs first.
- Two-storey extension approx 8.2m x 3m to side of property.
- New porch approx 3.1m x 1.3m to replace smaller porch
- Removal of poorly constructed conservatory
- Installation of double doors to rear
- New partition wall and door to separate lounge and kitchen/diner - total approx width 1.35m

We have not started the the process of getting planning permission, or drawn up plans.

Ground floor - small new reception room; extended kitchen/diner

Once the building work is done we need a new kitchen and bathroom suite, new flooring.
I have a standard size garage which I would like to extend to create a separate storage room.
The easiest option seems to be to extend the garage forwards, making it about 3 metres longer.
I have attached a satellite image of the property. The existing garage is outlined in blue with the proposed extension shown in yellow.
I also want to construct a dividing partition so that there is a separate storage room at the rear of the garage, which would still be full size.
An access door at the back of the garage would be needed - at the moment there is a window there. The partition does not need to be brick; a timber frame and boarding would be adequate.
I am considering replacing the flat roof (which is in very poor condition) with a pitched roof and would ask you to include in your quote estimates for both replacing the existing flat roof and building a pitched roof.
