To the best of my abilities this would entail a ground level extension of circa 5.5m x 5m which would extend the existing kitchen / utility area and then above this we would require the full existing area of the garage raising to first floor level. This would sit over the garage as is now and then the new ground floor extension, to give a 1st floor bedroom of circa 12m x 5m.
To the best of my knowledge there are no major drain movements but there would be some electrical works required to move the main power supply box's etc. in the existing garage area.
From conversations with my Uncle and Aunty, who had the house built some 18 - 20 years ago, the footings etc. are in place under the garage for such a project and no major supplies are directly under the proposed extension area to the rear of the property.
Dependant on cost we are also looking at an extension to the rear of the property at grd floor level which would extend the existing lounge and dinning room - I would estimate this at 8m x 4m (this would be dependent on cost etc)
