An under-counter space in a utility room (the same size as would accommodate a fridge or washing machine) needs an inbuilt but flexible storage system. Old property so ready made system may not work.
We have a residential flat located on top of a pub. The Firefly in Worcester.
The flat has two floors, with one staircase leading to the first floor, the main floor, and another staircase leading to the second floor.
The first staircase requires works to make this safe, and a bannister putting in place, and the second staircase requires completely rebuilding, it has collapsed.
I am located in Shoreham-By-Sea, West Sussex, whilst the pub is located in Worcester, I would like someone to arrange with the tenant a time to give me a price for undertaking these works, the timeframe is not urgent, however in order to get the works progressing on refurbishment of this flat I need the stairs being built first!

Essentially I have a roof that leaks, but only in heavy rain and high winds.
There is a wooden structure mounted on the roof which holds a weathervane on top. This wooden structure is a box with slats all around it. What I believe is happening is that when it rains the high winds blow the rain water between the slats which then leaks through the roof. So I'm assuming the roof within the box isn't fully sealed or has cracked tiles etc.
The building is approx. 5m in height.
I would like someone to come out and assess the problem and give me a cost and advice on the work before proceeding.

remove and dispose of old decking currently in place(all rotten).
option 1 - the area is a courtyard with walls running down the two 6m sides. we belive there are pipes running along side them under the decking so if it was possible we would like to cover these by building fixed benchs and plant boxes rather than the raised decking that we have at the moment. the job would include skimming the already concreted area to make sure its smooth and building the benches/planters
if when the old decking is removed we find option 1 cant be done then we go with option 2
option 2 - install new raised decking roughly 3m x 6m x 30-50cm(the ground is on a slop)- walls run along the two 6m sides so decking can be attached to them. 2 lots of steps down would be needed along with sturdy banisters.
we would need written quotes for both option 1 and option 2 before any work could start. we are a bar so all H&S rules and regs would have to be incorporated into any build.

We are looking to have two brick raised beds, each are 40" by 26" and 25" tall, and a step removed. And then decking built out from our existing patio to the end of the garden. Decking would be approx 11.5 ft by 16.5 ft.
I have 2 mirrors that i need installed onto walls one over bed but not on ceiling and one over the sofa
