Updated : The 'budget' is impossible for me to say as I don't know what the fault is and how much it will cost. Either way I need to get it fixed so please give mea quote. Original : I have a Vaillant ecoTEC plus 637 boiler. It was installed about 5 years ago and for the last 3 years, when the heating is on, has lost pressure gradually until a error code F.22 appears and the boiler won't fire until I top it up with water via the valve underneath the boiler. It has got so bad now that the boiler needs filling up every few hours. The system has been pressure tested for a leak and found nothing. That said a plumber has isolated the downstairs system and when he did that it didn't lose pressure. Someone has suggested a faulty pressure relief valve, someone else said it will be a leak, but it was pressure tested to 3.0 bar!

We have a gas fired boiler for heating and hot water. The boiler is annually serviced by British Gas and works fine (used every day for hot water). We have a two zone heating system. Zone 1: radiators - they work as intended off a time clock and individual radiator thermostats. Zone 2: underfloor heating - this was working fine, and although it still works when the radiators are working, it does not activate independently. The underfloor heating was installed about three years ago into a new-build extension. The British Gas service engineer said that although a signal is being sent when it should come on (room thermostat and timer), the electrical signal is not strong enough to trigger the boiler. He recommended contacting a hetaing engineer, as our service contract does not cover under-floor heating.
