New radiator required in the living. The two current radiators are not giving out enough heat for the large room. System may also require flushing.
Gas combi boiler in good condition and up to date with the service.
Very good and friendly plumber who quoted me the same day for the work required. Jamie turned up on time and completed the work to a very good standard. Will be using jamie again in the future.Paul

I've a 7 yr old Baxi Powermax boiler which appears to be overheating and then shutting down. If I switch it off for 10 mins I can reset it and it will come back on, but only for half an hr!
According to British Gas it needs a power flush or even replacing!?

immersion has tripped out. reset it,ok. because it was tripped the timer was out of sync.reset this and immersion started up.slight weep of water from the top immersion(there are two) which i think must have caused a short and thus caused the trip out. tenant in the flat keeps providing contradictory info.i.e. timer working ok,hot water ok on overnight cheap rate, heater only works on boost not timer. can't all be true.
Need slight leak sorting and a check to make sure both immersions are working. both have live feeds to them, i've checked that.
