We would like to convert our loft to a double bedroom
Chosen for swiftness of project start, same cost as 2 other quotes, quickest estimate for completion (and completed on time), and was *great* with young kids being around during conversion. Always on time. Worked late when necessary to make sure jobs done on time. Good response when any queries needed resolving. Good project management. Went out of his way to make sure that everything was done well, fitted in with our house, and kept us happy. Finished final snag list. Highly recommended. Would use again.Chloe
Roof space is big enough for conversion: rafter and purlin construction. No W-struts.
Looking to have one room with an ensuite bathroom.
It will not require a dormer.

Currently divided into three small rooms with level ceilings lower than the height of the roof in some cases.

We would like our spacious loft (30’ x 10’ standing/15’ inc non-standing) converted into a double bedroom and possibly en-suite toilet or shower-room, whilst leaving a portion of the loft for storage. We would like this to be a full and proper conversion including removal of roof tiles, proper insulation of the roof, and then replacing the roof tiles, doing any necessary roof repairs in the process.
This would preferably include a set of proper stairs up into the loft, rather than a ladder staircase.

We currently have a loft extension which we use as a bedroom but it was converted by the previous owners some time before we moved in 20 years ago and so is probably not up to current building regs. We would like to have an en suite shower room and toilet installed in one corner together with a velux window for ventilation. We may also require another velux window in the main part of the room. There is currently a wooden open tread staircase leading to the room which we would like to have upgraded to current specifications. We would provide the fixtures and fittings required. Price could be negotiable depending on what can be done. There are currently no plans as we need advice as to how this could be done due to the fact that the area available for the shower room is quite compact.
