We live in a victorian terrace in St Werburghs Bristol. We need a new roof and would like to convert the loft space into another bedroom.

We would to remove two box dormer windows - one on the back one on the front. These would be replaced with four smaller dormer windows with round roofs to suit the georgian building. The property has a gambrel roof. The replacement dormers would occupy the same space as the existing dormer on the front but the roof would need to be rebuilt on the back.

Quite old brickwork in loft, old, but reasonable beams. A plasterboard shell exends through loft into roof to provide the current bathroom with natural light through velux window. This velux window would become part of the loft conversion, removing natural light for the bathroom. This is fine for me, unless there are affordable alternatives.
