I'd like a basic estimate if you can on the following: We need insulation, flooring, electrics, windows, plastering and a I think just a wooden loft ladder for now depending on price. I'm not sure of the size but it's for an average size 3 bed semi made early 1900s. I'd like an idea of the difference in price between a full staircase and just decent ladders. Existing loft room to be upgraded to a bedroom / en-suite. Existing loft ladder to be removed and fixed staircase to be installed by reducing the area of a large first floor en-suite bathroom. This first floor bathroom to be refurbished to include installation of new sanitary fittings, tiling etc.

Hello, I am wanting to convert my existing attic into a useable bedroom. The attic is already boarded and has lights,electric and 2 windows. Currently the access is via pull down ladders on the landing. I want a more permanent access solution that meets building regs etc...
