Convert loft summer 2013.
We ideally want 2 dorma's, to provide as much space as possible - subject to planning permission (couple of precedents on street) to provide an additional master bedroom with bath, toilet & sink in seperate area, and a dressing area with good storage.
We also need a solution to closing off kitchen area from stairs on ground floor.
We have a terraced house, 2 floors. currently: 1 living room, 1 kitchen, 1 bathroom, 1 washroom, 3 bedrooms
Timing: ASAP

This job is a hip to gable end loft conversion on a 1930's semi detached house. Drawings have been done, and so have structural engineers calculations. We should have a permitted development agreement from the council very shortly and so we are ready to go.

Add 1 double Bedroom & Ensuite Bathroom (Approx 311 Sq.Ft / 28.9 Sq.M) to top of 2 bedroom mid-terrace Edwardian house in Bennett Road, Brighton BN2.
Add dormer windows (?2) at back & 2 veluxes at front & possibly sky-light if permitted.
As soon after 20th July as possible.
No planning permission needed, but obviously building regs.
Add staircase up, obviously.
Additionally, take out chimney breast in 2nd bedroom where stairs up to conversion will start & chimney breast in roof.
Turn downstairs staircase round (ground to 1st floor) in anticipation of future bathroom on 1st floor on top of existing ground floor bathroom extension.

It's not a full loft conversion, our tope floor is a dormer and we need some quotes to insulate and in one bit turn the bit of the roof remaining into storage. There is a water tank in there that we need to have taken away (although we are also getting a plumber)

We require a Sky Tunnel into a West facing converted bungalow roof.
The tunnel wouldn't have to travel too far into the upstairs room (2mx2m square). Probably less than a foot max as there is already a sloping part of the inside ceiling. We've considered velux windows but have been told at less than 50cm between each rafter that is not an option (?)
We would require the total unit + installation fee please for the work done plus any timescales on the job and when it could start.
Thanks

loft is 17 x 12 foot. One bathroom and the main bathroom to be upstairs. Head height is good for loft conversion. Velux windows to be installed. Downstairs (am in flat) bathroom to be removed and kitchen moved into it's place so making open plan living room kitchen. Seperating wall between bedroom and living room (load bearing wall) to be taken out and replaced in different position.
