Loft conversion of a gable ended roof on a semi-detached house in preparation for finishing the space into a bedroom with an en-suite shower room. We require the basic structural work, steels, floor and roof alterations, installation of windows, skylights and staircase, all external finishing to make the structure weather tight. We do not require any internal finishing work. The external dimensions of the building are 6.6m (centre of party wall to end of building) by 7.8m. The internal height of roof space is 2.85m maximum (ceiling joists to ridge beam). The present roof structure has opposing wooden purlins with a single pair of diagonal braces to the spine wall and a single tie in the centre of the structure. The ceiling joists are currently supported off the rafters, giving an inset of approximately 250mm between the inside face of the external wall and the edge of the horizontal part of the ceiling of the first floor (i.e.- slope in ceiling to external wall). The shower room will require a section of vertical wall to allow connection to soil stack, preferably in the form of a gabled dormer, to the back of the building. The rest of the area can also be opened at the back of the building to a more or less extent, depending on costings, to give more space with useable headroom, but we are unsure how best to do this. There is space on the landing below to allow a staircase to be fitted above the existing ground to first floor stair, but it will have to turn 180 degrees, at a landing, and return on itself. There are rough plans available now but formal plans will be required
