I am having new loft insulation fitted this week and will need the joists raising and the loft boarded over. It is a bungalow and as there is already a room in the roof the loft space runs around two sides of this room, so it is not a whole loft. I need a proper job done as I do need to use the loft space for storage.

We have a 1930's terraced house and want a quotation to extend into the loft providing a 4th bedroom with an en suite shower room, staircase and services etc. The quotation should cover works to building regulations standards and party wall provisions etc. We would like to see examples of previous work. We are looking to begin work on this project early in the new year. Many thanks.

The external wall should be tied in to the structure at ceiling / floor level. Options include the fitting of pre-drilled and galvanised metal straps at 1.2mtrs centres, the straps requiring mechanical fixing to the external wall and should be screwed to the side, top or bottom of the internal floor / ceiling joist timbers. If there are window or door openings, two straps should be fitted either side of the opening to make up for any missing straps. Alternatively the installation of drilled in-situ stainless steel mechanical fixings could be considered. In this instance, straps will be required up either side of the apex and the drilled in situ mechanical fixings installed at 600mm centres through the first floor ceiling joists. Care should be given to ensure the loft space is braced so as not create any distortions within the structure.
