I am looking to convert the loft in a 50's semi into an extra bedroom and possibly bathroom. Looking to have 4 velux windows. Room would be 5.2m x 4.3m and 2.2m high.

Need a new ladder put into the loft as the current ladder has broken off its hinges and is very unstable. Either a new wooden or aluminium ladder is acceptable.
House is a standard 3 bedroom house, and so loft ladder is a medium sized one.

I am looking firstly to establish whether my loft is suitable for conversion. If so, ideally would like to accomodate a master bedroom and ensuite. If not big enough then just a bedroom. Not sure if would require a dormer and what the planning permission etc. would be regarding this. Budget not specified as not sure how much the loft can accomodate at this stage.

We have not yet obtained from the Council for the permission and we have an approximate rough plan, which we obtained through quotation. The drawing is not an exact diagrame, which explains all the technical specification.

1. To construct a double bedroom and bathroom within the second floor as detailed on the drawings
2. To create a rear-facing dormer to provide height and depth for the proposed bedroom, bathroom and landing area. The dormer will be a flat roof type and will house two PVC-U windows matching the existing. Sizes as per the drawings.

We have planning approval to have a first floor extension and a loft conversion - for an extra ensuite bedroom. We would consider splitting the work if necessary. We are targetting work starting around May next year if possible. We have confirmed that funding will be available to us for this work.

We are open to other options, such as an extention.
