Job Substabtial estate requires exterior re-decoration of walls, window frames, guttering and doors. Quotes required for various areas of the estate for this years project. Tradesmen must have suitable amount of staff with no agency or subcontracting permitted. Clean and tidy in apearance and work ehtic. Scaffolding required in some areas so contacts required. References required, pictures too.

Budget Under £1,000

Job One bedroom flat to be given face lift for sale. Lounge and bedroom as described. Artex ceilings. Bedroom approx 11 foot square. Lounge approx 14' x 11'. Some decorating (internal hall, kitchen) already largely done but would benefit from some minor (genuinely) tidying up (e.g. tidy edges on window panes). Kitchen (approx 8' x 6') needs Artex ceiling and coving painting. Lounge redecorated approx 6 years ago and not bad but bow window frames (sash) are "tired". Bedroom walls are blue. To be repainted "almond white". State of all walls generally good with only superficial cracks. Paint already available or supplied if more needed. Only tricky bit is bathroom ceiling. Small (4 inch diameter) patch of Artex damaged by small water leak. Needs "making good". I am pretty sure that a purchaser will replace Artex with plain plaster skim but that will be their choice. My aim (probate sale) is to get the flat looking generally smart and bright without over investing. E.g. the windows will almost certainly be replaced with double glazed units but I don't want tatty/tired paintwork to create a negative impression and impact the price.
