Updated : Smallish understairs cupboard in kitchen, artexed about 15 years with Polycell artex needs to be steamed off or skimmed to remove roughness. Original : Understairs cupboard in kitchen. I artexed this about 15 years with Polycell and we would like it removing due to continually catching our skin on it.

Ceiling of a single bedroom (pehaps 10x5ft) needs doing (skimming?) as there is a large crack in it.
2nd and 3rd jobs - possible.
Depending on the state of the walls, this room and one other single room may need the walls plastering later on prior to decorating.
The one that needs the ceiling doing has a built-in wardrobe taking up virtually all of one long wall and the window takes up almost all of one of the short walls, so really little more than 2 walls may need plastering on that one. The other room (perhaps 8x8ft) would be all 4 walls.
Depending on my work,I may around 18-25 October. Otherwise I will be working away and a weekend would be required unless something is done about keys

We need some advice on repairing/replacing our bathroom ceiling. It is 210cm x 420cm and it currently has a stipple effect finish in which there are cracks appearing. We would like advice on how best to repair/replace this and a quote for completing the repairs. We would also like a quote for some patching on the bathroom walls, one section above the bath (85cm x 170cm) needs plastering from the brickwork to a standard we can tile on to and another section needs skimming to cover an old damp patch (60cm x 120cm). There is also a partition wall (45cm x 230cm) which needs skimming.
We're looking for advice and quotes and would like to complete the work before Christmas if possible. The budget we've listed is flexible.
