Updated : Living room wall needs cement work and skimmed. Bedroom ceiling has a 2 metre hole that needs plasterboarded and skimmend. Cornicing replaced that runs along edge. Cornicing is about 1 metre that is damaged. If the cornicing is unable to be done, that can be left to another time or can be quoted for further work. This is not a huge amount of work but as the house is in need of a major over haul there is a lot more work that can be done further down the line if we are happy with the work mentioned. Original : Need Roof in bedroom plasterboarded and skimmed with damaged cornicing replaced. Living room wall needs cemented and plastered.

Skimming a bedroom walls and ceilings. The approximate room dimensions are 4.2m long * 3.5m wide and 2.25m in height.

We have inherited an extension where the ground floor projects beyond the first floor. The wall has not had a tray inserted above the projection, hence water is able to leak down the wall cavity into the plaster around the beam in ceiling of the ground floor. Looks like the only option I have is to have the external wall rendered. I think it might be best to use a silicon-based render.

Fireplace removed so chimney breast requires plastering and the remaining walls need a fine skim as there is the odd nail hole/chip and a couple of tracks for cable in the plaster. (Ceiling does not require skimming). Room is cleared and skirting boards and carpet removed.
