Plumbing under 2 bowl kitchen sink:
At the bottom, there is a large metal u-bend, which regularly blocks. Into this goes a plastic T shaped peace which has waste connections from the washing machine and dishwasher going into it. Into that go 2 plastic u-bends from the sink bowls.The connections from the plastic u-bends to the t-shaped piece leak, as does the dishwasher waste connection.
I need the metal u-bend to be permanently unblocked or replaced, and the leaking plastic joints to be sealed.

Investigate the Shower unit. Difficult to control the heat of the water using the Safemix barrel type on/off control unit.
Also cold water pressure of upstairs taps appears low.

From about 5 months back we have noticed the shower and the bath tap has lost its pressure and the temperature changes constantly from hot to cold and back again when the water's running.
Changing the thermostatic cartridge / valve hasn't helped. Neither has taking the tap off and checking the filters.
We have also tried bleeding the radiators from top to bottom for what it was worth.
The shower was running at a lovely pressure and temperature for a good 2 & half years prior to the issue, when the thermostatic tap was first installed.
Fantastic. A very good plumber, and a very nice guy too. Very honest and knowledgeable.

I think the radiator system is leaking in the floor under my living room. (I can smell damp here). This is a plasterboard floor; we'll need to peel the carpet back and pull the floor up; and then we'll need to fix the plumbing. This is fairly urgent to fix: I'll be home from 10.00am tomorrow.

No heating or hot water. This is the third job request for this same issue. Both previously plumbers partially sorted the issue, only for it to return.
I have learnt a little of the basics but I am at a loss as to what the core of the problem is. The only thing I have been made aware of is that one of the two switches (X2 silver boxes next to the boiler) is broken. I don't know if it's the heating or hot water. I was advised, other than to merely replace it, was to fix the catch permanently on the broken one and therefore double up with the one that was working. Maybe the core of the problem? Perhaps I need to replace the faulty box?
I want this to be third time lucky so please only call of you have read this and are confident you know what the issue is.
