The toilet upstair is not flushing properly the bowl is not filling with enough water to allow the flush to work, there is also a tap thats not letting the water fully out of after a while the water coming out becomes less and less until it stops.
I was very happy with the work that Sid carried out in my mothers bathroom and would highly recommend Zeenish for any plumbing work that needs done. Scott

25 gallon water tank with ball and cock needs to be replaced. The old one has a pinhole in the bottom.
Mansoor completed the work on time and even helped to get the replacement water tank. Quite resonable price and would use him again if required.

thermostat tap is broken so shower doesn't get hot.
We are very happy to have found this excellent plumber. He was very transparant in his pricing, helped picking the showerhead and thermostat tap and installed it very professionally. We will certainly call him again when we have another job in the house.

flushing mechanism doesnt work - when u turn handle to flush theres no pressure there. On opening the toilet top - can see conenction between handle and flushing mechanism isnt broken

TRACING LEAK.,,,INNOVATIVE/intelligent person needed . Theres no underfloor heating but central heating pipes coming from boiler to kitchen . Ground floor has wooden panels from kitchen boiler to hallway entrance . Floor boards can be lifted , about 4ft depth /gap to base . Base slopes down to entrance . Water about 2" in basement. Normal check has been made on boiler pressure or water loss . Job can be profitable if you have the know how on tracking . Trace & access policy covers also the renovation work . But main requirement is ensuring source of leak. May require intelligent met od on colour trace or thermal imaging .

The Leak which is coming from the hot water tank is due to the safety valve releasing pressure from the tank as it builds up. This water then exits through a tundish and into a communal drain which is where the leak is occurring. The solution would be to replace the safety valve and alter the pipework for the drainage so it does not back up and enter into the property. This would involve removing the hot water cylinder in able to allow access behind the tank where the leak is. This will require a competent person who is qualified in unvented hot water systems, unfortunately I do not hold this qualification and cannot carry out the repairs for you.
