Leak in under-sink plumbing. Connection between under-sink plumbing and external outlet is leaking. Have tried tightening connections, but this does not help.

Job consists of two parts:
* Repair or replacement of mixer shower tap. The tap leaks but there is also water leaking, not just from the shower head, but out of the back of the unit thereby ruining the plasterboard underneath the tiled splashback to which the mixer tap is mounted -- so the whole mixer tap unit may need replacing, rather than just the washers.
* Repair of a faulty immersion heating element. The heater consists of two elements, one running on a normal circuit, and another on Economy 7 and it is the latter one that has packed up. I have checked the thermostat settings on both elements and they are identical (they were both on full blast so perhaps there's been a burnout or running at full belt has caused limescale damage) so I don't think it's due to the thermostat being set too low on the Economy 7 circuit. Also, the LED indicators light up on both circuits at the appropriate times so the problem isn't the electrical circuit -- I think that for some reason it's just packed up and needs replacing.
I have currently switched the whole water system off to avoid any further water damage. The remaining working part of the hot water system (the manually controlled immersion element) is also switched off to avoid any danger from the hot water system running dry so a reasonably quick job would be appreciated!
A complication with ordering the parts meant that the plumber had to call twice. Despite this we were only charged once and payment was not requested until the second part of the work was completed to our satisfaction.Andie
Property belongs to my sister who is not here. A recent visit has revealed a damp bathroom floor which on further investigation revealed slow leak coming from the bath tap
Thank you - turns out tap wasnt turned off correctly, but he discovered this quickly and confirmed no other leaks causing any damage. I feel very stupid, but he was very understanding and did not charge. I would defiantely use him again and recommend him for his promptness and manner.Kath

The existing taps are over 20 years old and fitted on rigid copper pipes, apart from the bathroom washbasin where they are on modern flexible fittings with a valve at the base. Access in the bathroom is restricted and will probably mean removing the washbasin, pedestal and bath as well as hardboard where the water supply has been boxed in. The existing bath taps incorporate a shower hose which has never worked properly and I would like spurs to be run off the existing supply (for the bath) to provide a separate shower over. Please show a separate price for supplying a pair of lever-style taps for the washbasin as these are the only ones which I do not have already, and also include making good the boxing-in of the pipes when the work has been done. The overnight immersion heater also needs testing as the electrical switch heats up.

1) Move main stop-cock from by the back kitchen door to inside a kitchen cupboard. From it's current location it will need to be moved approximately 3 meters.
2) Install new water-softener in kitchen cupboard
3) Check to see if it's currently safe for us to lock-off each radiator (without draining the system), and remove them individually so that we can take them off safely for painting. We have the old cast-iron ones - if we can't do this, then we'd be interested in knowing what it would cost to give us this functionality- even if it means draining the system to put this into effect. This will involve 7 radiators in total, across 3 floors.
4) Installing thermostatic radiator values on each radiator but they must not be the modern style, but ones that are in-keeping with the style of the cast-iron radiator. We will require 7 new thermostatic values.
5) Fix the toilet flush - I've done a temporary fix, but would like it fixed properly.

There is a leak under the sink from the pipe of the tap to the mains. Maybe the taps needs replacing or its a washer. It doesn't seem possible to unscrew the pipes, they may need sawing. There is a leak around the pipe work and round the mixer tap itself.
