around the base of the bathroom sink the floor is very wet, i am unable to see exactly where the leak is, the lino has been lifted and the floor is very soft. also when flushing the toilet there is a loud groaning kind of noise, but when running the tap it sometimes stops it

The main stop cock is extremely hard to turn on or off, and it never turns off completely. I need this replaced - there is a supply stop cock outside the house but it is some1inches belowground level and I cannot operate this. We have three external taps, and know where the interior stop valve is for two of these but not the third. In each of the past two winters, the one we could not turn off has had a pipe burst. I would either like the stop on this to be located, or replaced with one that is readily accessible I am no longer fit enough to effect the replacement should it occur again

Our ceramic toilet bowl is damaged and needs replaced. We also want to replace the cistern, so a whole new loo is required!. Also, both hot-taps in the bathroom aren't working. We'd like to replace both sets of hot/cold taps with new replacements. We're looking for nice chrome taps, and a decent loo - but nothing too flash or modern as its a 1950s house. We are expecting the plumber to provide good value toilet/cistern and taps. The house is currently empty, but we move in/need work complete by 15th november. Hoping its a good way under that 500 limit!
