We have a leak around an acess hatch in our communal stair. There is staining and discoluration of paintwork around the hatch, and I suspect there is a leak on the roof.

We have an 1900 terrace house in Newington and need the cast iron gutter at the front sealed so that it can be painted.

I would need a quote for a repair on the roof of a tenement property in Edinburgh EH16 5EZ, if possible this week. I would appreciate it if you could draw up a list of repairs you deem necessary together with a costing. The first roofer quoted work involving " using cherry picker for access; repair all slates on front elevation with a matching welsh slate; clear all debris on completion and check water runs freely from downpipes". You can gain access to the roof from the stairwell, without disturbing the tenants. The tenants at flat 5 have noted a damp spot in their ceiling, and a temporary repair is in place from which you are able to position the leak on the roof. If you do need access to the flat itself, please let me know, so I can warn the tenants and organise keys for your visit. This flat is the one with the entrance door nearest to the stairwell roof hatch. Since the current repair is only temporary I would appreciate a quick response. Since some of the flats are Council-owned, before we decide to go ahead with the work, I will first have to ask permission from the council, one of whose representatives will check the quotes. Although he did arrive on time at the meeting place, he seemed not to have read my job description, his whole appearance was not very professional and neither was the written quote he submitted. So I chose not use his services.Max
My landlord is on holiday and I need to get this fixed ASAP as one of the pipes that is in the loft above my room sometimes comes off loose and it floods water into the loft which then leaks into my room,my carpets and my bed are now soaked as I came back to find it in that state last night and my landlord is on holiday so he cannot fix it like he did last time when it happened. One has to get into the loft overhead,scroll to the position above my window where the pipe is and fix the leak with a sticky sealant
Have a small leak coming in to bedroom throuigh window, but can see it trickjling down in the loft when it rains.

Roof work: - To renew and re-bed 10-12 missing ridge tiles on main ridge line at front of property - To renew missing tile facing onto car park (including the temporary felt in its place for time being) - To knock out badly damaged and worn cement works and re-bed with 2 coats of cement

Hi, it looks like there is a leak in the roof over my top-floor tenement flat. As a result, water has been pouring through during recent heavy rains and soaked through the ceiling and there is now a large, deep crack. I urgently need the leak in the roof to be fixed and subsequently the relevant section of the ceiling repaired or replaced.

Bay Window Valleys
Strip slating adjacent to valleys and lay aside. Strip out existing valleys and renew with 14ZG zinc valleys secured with galvanised clout nails. Form saddle (two-way) flashing at junction of valleys in code 5 lead secured with copper clout nails. Reslate in using slates laid aside, include for making up deficiencies with good quality slate to match. (Approx 12m)
East Gable, Front Chimney Stack
Cut raggle (25mm x 25mm) above upstand to watergate and insert 150mm girth code 5 lead coverflashing securely plugged and screwed, include for 100mm laps. Point up raggle with polysulphide mastic. (Approx 2.5m)
Front Rhones
Regrade section of rhones between bay windows (Approx 10m). Open up leaking joints, clean out and remake joints with silicone mastic, nuts and bolts (3nr). Include for water testing on completion.
Rear Rhones
Option A – Regrade centre section of rhones to west side of ladder (Approx 3m).
Option B – Supply 1nr length black plastic half round rhone, cut in half along centre line and securely adhere with epoxy resin to existing aluminium rhones to provide increased upstand (Approx 50mm) to outer edge (Approx 3m). Include for water testing on completion.
