Budget Under £1,000

Job Hi, There are two bits to the job. 1) The lead the gully needs replacing 2) There is no lead around the chimney or the join between us and next door, it is cement which has failed and is leaking. This needs to be removed and replaced with lead, or an equivalent replacement. Thanks

Comment I had never used Rated People but after being unable to find anyone local to quote for the job, I decided to give it a go. All 3 turned up on time and were polite and courteous. GSPR were very good and again did the job when they said they would and left the place clean and tidy. The new roof is being put through it's paces at the moment and withstanding well. Job There is a leak coming through the roog=f onto our upstairs landing, it is worst after heavy rain and has damaged the painwork around it and has seeped through to the ceiling of the room below

Comment We had 3 previous attempts by someone else to fix the leak in our roof but it continue to get worse. Aardvark installations managed to sort it out for us . They were very reliable and clean and gave full explanations of what they were doing. We have already booked them to do another job for us. Finola

Job We have a leak. We think it is because we've got a couple of tiles missing on the roof. We'd like to fix it asap so no further damage is caused.

Job Remove ridge tiles in 3 or 4 places and replace with one resting on two below, leaving gap for roof ventilation

Comment ridge tiles replaced a month ago. Very happy with service. Only reason I've not given full marks for quality, is that I'm waiting to see how they survive the winter. No sign of problems yet. andrew

Comment After the initial quotation we did have to wait a few weeks before they were available to come and do the work, this however is not always a bad thing. They could only give us a week to start no date, and then turned up the following week instead, although this may have been due to the weather, we were not informed until the Thursday of the week they were initailly due. The quality of the work was very good and the roof is no longer leaking so overall we are very happy with the service. Rebecca

Job There is a requirement for certain work to be undertaken on the property within the next few months. I have to split the costs with the owner of flat A, hence I would need costings in a clear format that I can discuss with this party, who are not based in this area. The scope of works â?? you may or may not be able to provide services for all of these requirements â?? please inform me which parts if not all you could undertake or if you would sub contract some of the work to a third party. Slate Roof â?? Lift tiles / lay lining and repair as required / replace tiles Wooden roof flashing â?? These require rubbing down and repainting External window frames and gutters - These requires rubbing down and repainting - metal gutters replaced with plastic. Chimneys â?? re-point required / repair - not sure but wuld need netting to stop birds entering. TV Aerial â?? reattach to Chimney The roof is the critical part of this, which I would also like a sub option for a large Velux window to replace the current small roof light or two smaller ones to the rear of the roof.

Comment The roof on the house required to be replaced as the slates were slipping and could not be repaired as it had nail rot â?? roof over 30 years since last work was done. The house is about 100 years old so has a traditional slate roof, with multiple chimneys, iron works and detailed ridge tiles. A number of companies were invited to quote, with a standard requirement given â?? refresh the roof, re-point the chimneys, repair the running boards and pain the front of the wood work and install 2 Velux windows. 4 companies quoted with a range of solutions and prices. This company was selected even though they were not the lowest bid for the work, but spent over 1 hour surveying the roof, including a full ladders up survey, the quote was professional and clear about what it covered â?? it gave us the confidence they understood the work required and would be done to the standards we required. The company made several calls to explain the full scope of the works and pointed out the other areas such as the lead work that was also required â?? which was hidden from immediate view from the ground. The contract was awarded, the work took 10 days, 40% off the slate tiles were replaced with European slate and the rest re-used to the rear of the property â?? giving the best street level view of the roof possible. Each day the work team were on site by 9am, working through the day and informing what they were doing and what were the next steps so at all stages we had confidence in what was happening. They roofers were also very polite and cleaned the site thoroughly at the end of the process. The overall result was a total roof refresh, they replaced the extensive lead work, they installed 2 new Velux windows, woodwork was replaced at the front of the house and painted, with a high quality of work throughout, and we are very pleased with the end result and would recommend this company for this type of work.
