I think water is either getting in at the junction of the flat roof to the single storey extension with the external wall or via one of 2 skylight windows.

As part of the survey on my recently purchased house, four points of note were raised which I would like to have a quote for. The property is a 1910, semi-detached house with two floors, constructed of brick walls and a slate, pitched roof. For some of the work, scaffolding will be needed. The surveyor did not find any damp/rot/infestation in the property 1. The cement fillets at the base of the chimney stacks should be repaired or replaced. 2. The survey noted that a few slates have become loose/dis-lodged and it was also reported that there was no underfelt so there was no secondary means of defence against damp. Can I please have this quote broken down into two: a). full overhaul of the roof; b). replacement of the damaged tiles. 3. The brickwork to the left hand side gable visible within the roof void is out of vertical alignment. It is not considered structurally significant but the uneven/missing bricks should be repaired to prevent damp penetration. 4. There is a crack above the front living room window and so would need repair and re-pointing.

Leaking Roof - probably the chimney flashing. During heavy rain and wind we have water slowly dripping through the top floor ceiling from the roof. We were previously told by a local roofing firm that the chimney flashing needed repair/replacement but they failed to return with a quote. We have a leaking section of roof which needs repairing. Slates will likely need replacing and the felt and batons checking/ replacing. There is a glass slate sized tile that will need to be removed and replaced. The effected area is about 1-2m sq. There are also a couple of slipped slates to be repositioned on the roof.

I require some assistance with the following tasks on an old victorian detached property; 1) smartening up of roof tiles ( possibly to be uniformally painted / treated if this is even possible; the roof does not require replacing but there appear to be some small patches of mismatched tiles. 2) similar to above for two bay window roofs or possibly replacement of tiles and side panels, if necessary, to achieve uniformity between the bay roofs and the main roof. 3) replacement of plastic black drain pipes and guttering with grey pipes/ guttering, if possible. Also to sllightly reposition one down pipe.
