Subsidence on an extention has caused a gap (about 2 ins on roof) to open up between the main building and the extention. The crack runs down both sides of the two storey extension. Asphalt on the flat extention roof has deteriorated. Roof size appx 2.7m x 2.7m. Immediate requirement is for waterproofing.
I had a problem with my flat roof, caused by subsidence and having received a quote which I thought was a little high remembered Rated People, which I had used once some years ago. Mark is one of the best tradesmen I have ever encountered (and I am a pensioner). He arrived promptly, worked hard, was polite and considerate, and did a superb job for 65% of the price I had previously been quoted. I recommend him unhesitatingly.

The property has parapet gutters to both front and rear which are only felt-lined and where the felt meets the rendered finish to the parapet wall some of the lead flashing is falling away and some is missing. The overall quality of the work in this area is very poor and in a property of this quality one would expect to find that parapet gutters were lead-lined because this is far more durable. In view of the visible quality of the work, we would be concerned about hidden areas and possible damp penetration and therefore rather than make good the existing we would advise that the felt be stripped out and parapet gutters finished in lead. This work will be relatively expensive because of difficulty of access. There is evidence of shrinkage cracking already to the render finish to the inner face of the parapets and this again suggests a rather poor quality finish.
