Additional information: We are purchasing the property but the buildings survey has identified that work is required in three areas. The above questions are answered on the basis of the flat roof work only. In addition, work is required to repair the tile roof above the bay window, and to replace the lining within the loft space of the main pitched roof. We require a quote for all three bits of work. I have pasted the survey wording below to set out what work is required:
1. A contractor needs to inspect the hidden roof areas to include the flat roof and valley. The edging of the mineral felt over the double storey extension appears to be of age. 2. A contractor needs to inspect the defective underfelt within the roof void and quote for all works of repair/replacement recommended. The secondary barrier (underlay) was found to be in a very poor condition - the felt is deteriorating. I recommend that a suitably qualified contractor is asked to inspect the defective underfelt and provide a quotation for all works recommended. All quotations must be obtained prior to legal commitment to purchase. 3. The front bay window has sections of damaged, cracked and loose tiles. Localised repairs must now be undertaken.
In addition, the report stated: 'The chimney stacks have been removed and the areas tiled over externally. The areas around the flues at first floor level that remain internally were found to be damp. If the currently blocked fireplaces were to be opened, the flues would need to be lined and the stacks reinstated. [The roof] works could be undertaken while the stack locations are being checked.

Double-garage roof, slopes front to back, needs replacing. Currently is Ondulite (lasted some 12 years). Now need advice whether to lay felt, use metal corrugated, or even Onduline again. Onduline was fitted to batons, which in turn were fitted to old asbestos sheeting. I would like to leave the asbestos, use existing batons, then use, maybe, plywood sheeting before the agreed covering to that.

I have a summer-house that keeps losing it's felt roofing every time we have high winds. I'm looking for a solution to this problem, possibly zinc roofing or something similar, any suggestions welcome and the job for the person that solves the problem economically.
