Basement renovation in a large, grade II listed, semi detached, Georgian property, with one wall is below ground level. The basement is structurally sound, approximately 80m2, with mains gas/water/electric connection. The basement had previously been cheaply renovated 20+ years ago, but has gone into decline and damp is apparent in most rooms, especially the sub ground wall. The ideal plan is to separate the basement into another flat (as it is officially), through removal of the adjoining staircase, and separation of the gas and electrical systems. Additional structural alterations are the removal of a non-load bearing internal wall (approx 70mm thick), the creation of an internal window within a non-load bearing wall, and the creation of a small window in a load bearing exterior wall (approx 400mm). The damp problem needs resolving, and new plaster board to be fixed to most walls and ceilings, additional electrical points light fitting are to be installed in both ceilings and walls.

Problem with noisy upstairs neighbours. In particular heavy footsteps and talking. May need some work on two internal walls that 'squeak' where they meet the ceiling. Bedroom is 16'8"x 16', bathroom 12'1"x6'4" - potentially also a hallway about 12'x4' and kitchen 14'8x12'10. High ceilings about 11'6". Existing (fairly new) ceiling will need to be removed in at least some rooms.

I'm not sure
We had a leak a year ago an now have mould on the back of the suspended ceiling, which smells++. There is partial access. It may be able to spray mould killer and then paint. I think we also need another air brick in the exterior wall to improve air flow behind. Alternatively we need to remove and fit a new ceiling
