Hello, I have a one bedroom flat where I've got two tenants staying. The hot water tank has finally given up the ghost (20 years or so old) so I need it'll need replacing with a new one.
The tank is located in a cupboard with access via a 6 foot door (the recess containing the tank must be about 70cm to 80cm squared).
The current tank is 145 litres in size but I will look to replace with a smaller one, 100 to 120 litres as it will only service one bath and two basins.
Current tank details are;
Megaflo DD145 unvented water heater.
(Uses economy7 control panel).
Timing: ASAP

There is daylight coming in through the attic (apex of the roof) in my top (second) floor flat and looking at the outside, it appears to be a loose tile or brick. As I rent the flat out, I don't have immediate access to the loft space, but I think the job is external anyway. I suspect that scaffolding will be needed.

Toilet making terrible noise when filling up after flushing. It is usually worse at night. Will sometimes stop when tap is run for several minutes. Block of six flats so neighbours are complaining at the noise. Landlord will not fix it as we fitted a new toilet and vanity unit ourselves about three years ago so they are not responsible. Access is via a removable panel at front.

Loss of pressure from the bathroom shower head, which requires checking.
One contractor attended to say that the mixer and hoses needed to be replcaed at a substantial cost. I am not convinced that this is the most cost effective solution.

Fault with Pulsacoil 2000 electric water heater - provides hot water from the boost selection but not from the timed selection. Original : Fault with Pulsacoil 2000 electric boiler (just supplying hot water to the taps). Able to get hot water from the boost selection but not from the timed selection. Light flashing on Pump Speed Control board (P.S.C) indicates a problem with D.H.W temperature sensor or both the D.H.W temperature sensor and PHE return sensor. Also, the wires heading into the 'Omron' Power Relay CC on the P.S.C board are burnt - 24, 23, 14 & 13. The latter two are the worst and haved slightly melted the plastic casing of the Power Relay.
