We have two areas of damage, both resulting from rainwater coming into the loft. One is a damp patch, the other a small hole in what‘s left where a chimney breast was removed. This section of loft doesn't have a hatch so one may need to be created before you can identify how the water's getting in and fix it. The budget I've entered is just a guess until the cause of the problem is identified.

Extending a studio to a 2 bedroom flat on the 2nd storey , and reconfiguring a 1 bed to a 2 bed - I was about to give a contract to a company for build works – but when I checked them on companies house they had previous limited companies that went into liquidation, and so I was not prepared to schedule payments into their limited company given their history. After this experience, I have decided that I am willing to give a contract to a builder if their suppliers can invoice me direct and I can pay them direct, and I can schedule separate payments to the building company at regular intervals on works done
