Although I've put maintenance, which is what we do want, we also need quite a lot of cutting back trees and laying of some grass. The current state is not too bad but in definite need of tender love and care!
Maintenance is as you would feel necessay - ? once a week in summer, ? once a month in winter.
The garden is approx 80 feet long (although I'm not good at estimating size)
David comes across as very professional, which is why we picked him. However, he is not at all reliable and does not stick to what he says he is going to do with regards to when he will come to do the work. His work is only satisfactory. He does not go above and beyond, he simply does the job with no flair or enthusiasm. To say he is not reliable to turn up at times does not apply when he is wanting to be paid, and in fact makes it this process feel quite obearing and demanding. I'd keep away!

We are searching for builders to tender for works to our property.

We have architectural drawings and all the necessary planning permissions to start the work. The work briefly comprises of a 2 storey extension, a single storey extension and internal alterations/modifications.

Description of the work;
The property is in Knaresborough in a rural setting and built from local stone. The work comprises of a two storey extension to the side elevation and a single storey extension (a porch) to the front elevation.

Our design also includes some alterations/modifications to the existing property such as;
1) Cased openings on the ground floor
2) Fist fix plumbing to all bathrooms and the kitchen as these are going to the replaced
3) Relocations of stud work
4) Provide and fit internal doors to the first floor bedrooms
5) Provide under floor heating throughout the property

I am looking for someone to regularly mow the lawns and (hand) weed the borders. The borders have many plants in them and children play in the garden so I don't want any spraying of weedkiller.

There is an 'L' shaped lawn at the front of the property about 8' x 20' and 'L' part just less, and a second lawn about 8' x 20' with borders on three sides 1) about 8/10' (side) 2) about 20' (front) and the long side about 30' (I guess). The gate and path to the front door cut the 'L' shape into two lawns.Other areas are paved or gravelled and some of the borders themselves are gravelled and have large bushes all around so some areas will need only light weeding/none and maintenance of bushes/pots etc are not to be included.

A regular day to be arranged and if possible time ie am/pm or let me know in advance as I have to make arrangements to be at the property.

House renovation, I have drawings. Basically stairs are moving to the opposite side of the house, and create new landing and add false wall in master bedroom. bathroom is down stairs this will be moved up stairs. Also a small down stairs toilet and utility will be added internally. Kitchen to be fitted separately.
