Velux window (2x3ft approx) installed in shallow angled roof of single storey extension 6 years ago but has been leaking and just become noticeable inside. It looks as though the frame has rotted!! Possible bad installation initially. More info on window ID plate is available. Require fixing/replacing as necessary.
A good professional job carried out by a very knowledgeable workman who worked in a clean and respectful manner. PS Coffee, milk no sugar!!

Leaking I think it's a pipe leading away from the shower.
There was a damp patch on the ceiling directly beneath the shower but now another has appeared in the corner of the dining room which is spreading.
However, that patch is immediately adjacent to the chimney so it could be unrelated :(
A previous tradesman suggested cutting a hole in the ceiling to identify the problem.
This was before the damp started to spread.

I am renovating a bungalow that is in good basic structural condition but has not had much work done for c.15-20 years. So there is a mix of cosmetic stuff - new kitchen and bathroom, some re-ceiling and plastering, tearing out and replacing built in wardrobes etc, But also some more fundamental work required to make the loft room up to modern standards, re-wire and replace the central heating system.
One key challenge is that I am based in London and will not be able to travel (baby due in the next couple of weeks) and my mother who will be moving into the bungalow has had a hip operation so is still recovering. We are close to completion on the property so should be able to ask the estate agent to show you around to get a proper quote.
