For larger projects such as extensions and conversions, good design and layout is essential if you want to maximise your investment.

Ask yourself these questions or employ an architect who can help you visualise your plans and give you useful blueprints for your builder:

1.    What will the space be used for and why do you need the extension or conversion in the first place?

2.    Where is the best place for your extension to go? Think about the use of each room including access, traffic and building regulations (your builder can advise you on this).  Also consider things like cooking smells and day-to-day activity which may affect the new room and how the new room will add to or benefit the rest of the house.

3.    Use of natural light is a major architectural consideration so you need to have a clear idea about this.

4.    A detailed layout of the proposed extension will make it easier for your builder to quote, see any problems and give advice on what materials to use where.
